Qualifications

 

Please review our standard lease terms before requesting a showing or submitting an application.

General:

  • Each occupant who will be residing in the home that is 18 and over must fill out their own application and pay a separate application fee.
  • If a cosigner is required, the cosigner is required to complete an application online, pay the application fee, and meet our criteria.
  • Applicants are not chosen on a "first come first serve" basis. If there are multiple applicants on a rental, the Owner and Management team will select an applicant based off of all factors including but not limited to credit check, background check, income verification, and rental verifications. 
  • All Rowe Legacy Inc rental units are NON SMOKING.
  • Renters Insurance is required, add Rowe Legacy Inc as an interested party, update compliance in the Resident Center before keys can released.
  • If tenant is responsible for gas and electric, confirmation numbers must be provided to our office before keys can be released.
  • Double Security Deposit and/or cosigner may be required after review of Rental Application.
  • Rent must be paid online via EFT / ACH  (no fees), Retail Cash PayNearMe or Credit Card (2.99% transaction fee). All payments must be received by the due date to avoid a late fee. We do not have a grace period. No personal checks or cash accepted.

Credit and Background Checks:

  • We run a credit check, background check, income verification and rental verifications on each applicant.
  • Applicants minimum of 580 Equifax Credit Score to be considered. Cosigner minimum of 700 Equifax Credit Score to be considered.
  • Total gross household income of 3 times the monthly rent.
  • Good rental history (no evictions) and no past due balances owed to any other rental properties (rental verifications will be requested for your last 2 residences)
  • No past due balances owed to Utility Providers.
  •  Please note that our office is not able to provide definitive decisions on Credit, criminal and background questions without an application being submitted and a background check being requested.

Pets:

  • Cats and Dogs up to 40 pounds with breed restrictions 
  • The following is a list of all restricted dog breeds; the list applies to both purebred and mixed breeds. Management reserves the rights to deny any dog on the leased premises should the dog resemble any of the breeds on the list below. Management also reserves the right to ask an owner to remove any pet on the leased premises should it show aggression towards any staff member or resident, cause damage to the property or create a nuisance.
    Rottweiler, Pit Bull, American or Bull Staffordshire Terrier, American Bulldog/Bull Terrier, Chow, German Shepherd, Doberman, Malamute, Akita, Rhodesian Ridgeback, Cane Corso, Presa Canario, Wolf dog hybrid, Mastiff (Bull, Neapolitan, Toso Inu), Husky, Scottish Deerhound, Irish Wolfhound, Komondor, Borzoi, Dalmatian.
  • We do not allow livestock, fish, reptiles, rodents, or birds. 
  • Limit of 1-3 pets (if accepted). We have pet rent and nonrefundable pet fees per animal, please check each individual property to view pet limits and applicable fees.
  • If you have a Service Animal or ESA, applicable documentation must be provided to our office before a lease can be signed. (This information can also be uploaded directly to your initial application)
