Qualifications

 

Please review our standard lease terms before requesting a showing or submitting an application.

 

 

General:

  • Each occupant who will be residing in the home that is 18 and over must fill out their own application and pay a separate application fee.
  • If a cosigner is required, the cosigner is required to complete an application online, pay the application fee, and meet our criteria.
  • Applicants are not chosen on a "first come first serve" basis. If there are multiple applicants on a rental, the Owner and Management team will select an applicant based off of all factors including but not limited to credit check, background check, income verification, and rental verifications. 
  • All Rowe Legacy Inc rental units are NON SMOKING.
  • Renters Insurance is required, add Rowe Legacy Inc as an interested party, update compliance in the Resident Center before keys can released.
  • If tenant is responsible for gas and electric, confirmation numbers must be provided to our office before keys can be released.
  • Double Security Deposit and/or cosigner may be required after review of Rental Application.
  • Rent must be paid online via EFT / ACH  (no fees) or credit/debit card (2.99% transaction fee) or Retail Cash PayNearMe. All payments must be received by the 1st to avoid a late fee. We do not have a grace period. No personal checks or cash accepted.

 

Background Checks:

  • We run a credit check, background check, income verification and rental verifications on each applicant.
  • Total gross household income of 3 times the monthly rent.
  • Good rental history (no evictions) & no past due balances owed to any other rental properties (rental verifications will be requested for your last 2 residences)
  • If you have specific concerns in regards to your credit or background, please contact our office. Please note that our office is not able to provide definitive decisions on criminal and background questions without an application being submitted and a background check being requested.

 

Pets:

  • If you have pets, please contact our office to make sure your pets are an approved breed as some breeds are not allowed.
  • We do not allow livestock, fish, reptiles, rodents, or birds. Please check each individual property to view the allowed animals.
  • Limit of 1-3 pets (if accepted). We have pet rent and nonrefundable pet fees per animal, please check each individual property to view pet limits and applicable fees.
  • If you have a Service Animal or ESA, applicable documentation must be provided to our office before a lease can be signed. (This information can also be uploaded directly to your initial application)
